HYTK / COMMERCIAL & RESIDENTIAL
Buildings that work for the people in them.
Commercial and residential buildings run on systems that occupants rarely think about: lifts, power, cooling, access control and the services that connect them. HYTK engineers these systems for towers, mixed-use developments and residential communities across the UAE, with attention to buildability, handover and the operating routines of the building team afterwards.
Systems that share the same building
In a mixed-use tower the lift lobby, the access readers, the cooling plant and the lighting schedules all affect one another. A resident arriving by car, crossing the parking level and entering a lift needs that sequence to work without instruction. Planning those interfaces early — power, network, containment, headroom and control logic — avoids the common problem of capable systems that were never designed to meet.
Residential communities add a different rhythm. Common areas are shared, maintenance access may depend on a concierge or a single plant room, and every fault is felt by the whole building. Security coverage, intercom, fire interfaces and controls should be maintainable from a clear location with documentation the facilities team can actually use. Service access and spares belong in the design, not in a later conversation.
Handover the building can operate
Handover is where much of an installation’s value is either captured or lost. We prepare equipment schedules, as-built information and test records that describe what was installed and how it is intended to behave. An operator should be able to trace a fault to a panel, a controller or a field device without guesswork, and to understand which other systems depend on the one that has failed.
In occupied buildings, works are sequenced around residents and tenants. Shutdowns are agreed in advance, temporary arrangements are defined where a service must continue, and disruptive activity is grouped into agreed windows. Keeping building management informed is part of the work, because a system that is installed well but communicated poorly still causes complaints.

QUESTIONS
Questions we hear in this sector
Can works be carried out while residents remain in the building?
Yes. Upgrades in occupied residential towers are planned in phases so essential services continue. We agree shutdown windows with building management, protect lobbies and lift cars, and keep disruptive work inside agreed hours. Residents are informed before each stage, and temporary arrangements are set out in advance for anything that has to be switched off.
Who maintains the systems after handover?
That is agreed at the outset. Some clients keep their own facilities team and need training and documentation; others take an annual maintenance contract with us. Either way, the handover pack should identify equipment, locations, access requirements and settings, so the building can be operated and maintained without starting from scratch.
Do you coordinate with consultants and main contractors?
We work alongside consultants, main contractors and specialist trades, and provide technical submittals, shop drawings and interface coordination as part of the scope. Responsibilities are agreed before procurement, so that installation sequence, testing and handover follow a shared plan rather than being resolved on site during the works.
